The process is simple and we’ll help you even after you move into your new home. The most important step of the process you need to understand is the first step. And that is:
1) Contact us first. We may not be able to offer you a rebate if you have already registered with the builder. Most builders require that real estate agents register their clients prior to the clients making first contact directly with the builder. If you contact a builder before implementing our service to you, the builder will sometimes refuse to pay a realtor’s commission. Therefore call, email or visit us as your first step in finding the perfect home. Print and use this form when visiting builders models and communities when we are not with you.
2) Next we’ll interview each other to make sure that you will benefit by using our service and we’ll also gather all of your requirements , i.e. the type of neighborhood, the type of home, the size of home, the outdoor activities that you and your family enjoy, etc. This will allow us to start gathering the information about the homes and communities that match your needs.
3) At this point, we may require that you sign a buyer’s representation agreement. By signing this agreement you are making sure that you will receive 100% of our dedication and commitment to help you find the perfect home. We will not put any clients ahead of you in importance. You are also committing yourself to us. This is what helps us know by spending our time and efforts helping you - you are a serious buyer and you will be as dedicated to us as we are to you. If you wind up never purchasing a home you will not be liable to pay us anything. If you buy a home with our assistance you are almost guaranteed to be receiving our services free of charge since the builders (or the sellers of an existing home) typically pay our commission. In the case where a builder (or seller) does not pay our commission we will give you the choice of terminating our relationship or continuing to use our service with your agreement that you will pay for our service and not the builder. 4) Next we will collect all the information about builders, floorplans, communities, schools, etc. that match your requirements. We’ll share this information with you and register you with the builders letting them know that there is some interest and that we are representing you.
5) If you live elsewhere, this is a good point to visit Tampa Bay and the Nature Coast. We’ll meet and visit the builders models and/or the locations that you have interest in.
6) We’ll review the information we’ve shared with you and the models we’ve visited and determine if there is anything missing. Let us know what you like and what you don’t like about the information or communities/builders and we’ll start the whole process over until we find exactly what you desire .
7) Once we’ve found your dream home , we’ll then begin the process of actually going under contract, negotiating a purchase agreement, choosing a lot to build on, choosing which options to install, etc.
8) Now the construction process starts . Depending on whether or not you found the perfect floorplan in a community and on a lot that you love which the builder has already started building or if the builder has to start from scratch including obtaining the permits necessary to build your home, this step can take the most time — anywhere from a few weeks to a year or more.
